Booking Terms & Conditions

Unless otherwise specifically agreed at the time of booking AND confirmed by your ‘Booking Record’, Kerridge End Holiday Cottages are let on the following terms and conditions:

  • When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form.  This does not form a contract between us.  A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email.
  • Provisional bookings are subject to receipt of a deposit within 7 days of booking equal to one third of your booking’s value, completion and return of the booking form.  Please note only persons named on the booking form are permitted to stay in the cottage.
  • The balance of your booking’s value, plus a breakage/damage deposit ⃰, is paid not less than two calendar months prior to your scheduled arrival.
  • In the case of provisional bookings made within two calendar months of arrival receipt within 7 days of the full value of the booking plus a breakage/damage deposit is required.
  • Special terms and conditions may apply to Christmas and New Year Weeks, or for large family groups booking two or more cottages.
  • National Lockdown– In the event of a national lockdown that coincides with your holiday, where you are unable to travel, and we are prevented from opening, you will receive a full refund of the money paid.
  • Regional/Local Lockdown– In the event that the address given on the booking is put into Local/Regional Lockdown, rendering you unable to travel, and the period of restriction covers the period of your booking, you will receive a full refund of the money paid.  Please note that this applies only to the address given on the booking by the lead booker, and does not apply if an unidentified party member at a different address is unable to travel due to local lockdown.
  • In the event you should need to cancel your booking the payments already made less an administration fee of 5% of the full booking value will be refunded if we are notified at least 7 days before arrival.  However cancellations made 6 days or less prior to arrival, will not be eligible for refund.    For this reason we strongly recommend you take out your own travel insurance for UK holidays which covers booking cancellations.  This is available at very affordable rates, and gives you the peace of mind that you will get your money back if you need to cancel your holiday.  If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation.
  • In the event of cancellation by Kerridge End Holiday Cottages because Kerridge End Holiday Cottages’ performance is hindered or prevented by a Force Majeure Event (please see definition below), Kerridge End Holiday Cottages may, at its sole discretion, offer you:

1.1            a full refund; or

1.2            alternative holiday dates; or

1.3            such other remedy as Kerridge End Holiday Cottages considers appropriate with regard to the circumstances.

In this contract, a Force Majeure Event means any of the following circumstances which may hinder or prevent the performance of the contract, including but not limited to:

2.1            acts of God, flood, drought, earthquake or other natural disaster;

2.2            epidemic or pandemic;

2.3            terrorist attack, civil war, civil commotion or riots, war, threat of or preparation for war, armed conflict, imposition of sanctions, embargo, or breaking off of diplomatic relations;

2.4            nuclear, chemical or biological contamination or sonic boom;

2.5            any law or any action taken by a government or public authority, including without limitation imposing a restriction, prohibition, or failing to grant a necessary licence or consent;

2.6            collapse of buildings, fire, explosion or accident;

2.7            any labour or trade dispute, strikes, industrial action or lockouts;

2.8            non-performance by suppliers or subcontractors; and

2.9            interruption or failure of utility service.

*Breakage/damage deposits (less any appropriate deductions) will be refunded by cheque/bank transfer or credit to debit/credit card used for the original payment within 14 days of your departure.

Your cottage will be cleaned and ready for you by 4pm on the day of your arrival, and should be vacated not later than 10am on the day of your departure so that it may be cleaned ready for arriving guests.

The price is inclusive of duvets, bed linen, towels, central heating, electricity and gas in the property.

Sorry no pets in The Hayloft or The Stables.  One small dog welcome in The Coach House.  Assistance dogs welcome.
Sorry no smoking.  No candles.

WiFi usage is subject to terms and conditions.

We may receive information about you from third parties such as online travel agents or booking engines. When that data is collected from you, you should be informed by those third parties at that stage that it may be shared internally by us and combined with data collected from multiple sources.

We use third party processors and as such may share your information with them. The processing of this information will be in line with the third parties privacy policy. The third party processors we use are as follows:

We will disclose your personal information to third parties:

  • in the event that we sell or buy any business or assets, in which case we may disclose your personal data to the prospective seller or buyer of such business or assets;
  • if we are under a duty to disclose or share your personal data in order to comply with any legal obligation, or in order to enforce or apply our terms of use or terms and conditions of supply of services and other agreements; or to protect the rights, property, or our safety, the safety of our customers, or others. This includes exchanging information with other companies and organisations for the purposes of fraud protection and credit risk reduction.
  • We are a member of Premier Cottages, a professional collective of independent luxury cottage owners. Premier Cottages promotes properties on our behalf as well as other luxury cottages. As members of Premier Cottages we would like to give them your information so that they can contact you about other quality properties that you might like. You may unsubscribe from this service at any time.

Where we store your personal data
The data that we collect from you may be transferred to, and stored at a destination outside the European Economic Area. By providing us with your personal data, you agree to this transfer, storing and/or processing. We will take all steps reasonably necessary to ensure that your data is treated securely and in accordance with this privacy policy.
All information you provide to us is stored on our secure servers or on secure servers operated by a third party. Where we have given you (or where you have chosen) a password which enables you to access certain parts of our site, you are responsible for keeping this password confidential. We ask you not to share a password with anyone.
Unfortunately, the transmission of information via the internet is not completely secure. Although we will do our best to protect your personal data, we cannot guarantee the security of your data transmitted to our site; any transmission is at your own risk.
